What buyers and sellers should know about inventory, pricing, and market trends across Kauaʻi.

Introduction
April brought a mixed set of signals for the Kauaʻi real estate market. While sales activity slowed compared to last year, home values remained resilient and inventory conditions continued to vary significantly across the island.
Single-family home sales totaled 32 transactions in April, down 6% from the same period last year, while condominium sales declined 29% year-over-year to 20 transactions. Despite lower sales volume, median prices continued to hold firm across many areas of the island.
Let’s take a closer look at what happened during April and what it may mean for buyers and sellers heading into summer.
Kauaʻi Market Snapshot
Single-Family Homes
32 sales island-wide
Median sale price: $1,135,000
Median days on market: 30
Condominiums
20 sales island-wide
Median sale price: $907,500
Median days on market: 43
Although transaction volume softened, pricing remained relatively stable, indicating that demand continues to support values in many neighborhoods.
Key Takeaways
1. Home Prices Remain Strong
The island-wide median single-family home price increased 2% year-over-year to $1.135 million.
Several areas experienced notable appreciation:
Kalaheo: +38%
Lihue: +32%
Kekaha: +29%
Koloa: +8%
These gains suggest that well-positioned properties continue to attract motivated buyers despite a higher interest-rate environment.
2. Princeville Activity Increased
Princeville recorded:
3 single-family home sales versus 1 last year
Median home price of $2.15 million
Median days on market dropped from 255 days to 32 days
While the sample size is small, the numbers indicate stronger buyer activity compared to the same month last year.
As a North Shore resident and Realtor®, I continue to see steady interest from both primary-home buyers and second-home purchasers looking for opportunities in Princeville and surrounding communities.
3. Condo Market Showing Signs of Adjustment
Condominium sales were down 29% island-wide compared to April 2025.
However, pricing remained relatively stable, with the island-wide median condo price increasing 5% year-over-year.
This suggests that while buyers may be taking more time to make decisions, values remain supported by limited inventory and continued demand for island properties.

Looking Ahead
As we move into the summer market, buyers should expect continued competition for well-priced properties, particularly in desirable North Shore and South Shore locations.
For sellers, properly priced homes continue to attract attention, but today’s market rewards strong presentation, realistic pricing, and strategic marketing more than it did during the peak years of the market cycle.
While monthly statistics can fluctuate due to Kauaʻi’s relatively small number of transactions, the overall market continues to demonstrate long-term stability.
