What buyers and sellers should know about inventory, pricing, and market trends across Kauaʻi.


Kauaʻi Housing Market Update – July 2026

Kauaʻi’s housing market returned to more typical seasonal patterns in July following June’s luxury-driven activity. Single-family home sales held steady compared with last year, while condominium activity slowed modestly.

Island-wide, 34 single-family homes sold, matching July 2025. The median sale price increased slightly to $1.235 million, up 2% year-over-year, while median days on market declined to 30 days, compared with 38 days last July.

The condominium market recorded 17 sales, down 11% from a year ago. The median condo price declined to $845,000, while median days on market improved to 55 days, down 21% year-over-year.

Single-Family Homes

  • 34 homes sold (unchanged year-over-year)

  • Median sale price: $1,235,000 (+2%)

  • Median days on market: 30 (-22%)

Condominiums

  • 17 condos sold (-11% year-over-year)

  • Median sale price: $845,000 (-11%)

  • Median days on market: 55 (-21%)


July’s numbers illustrate why Kauaʻi’s market is best viewed over time rather than through any single month. With relatively few transactions compared with larger markets, a handful of luxury or resort-property sales can have a noticeable effect on median prices.


North Shore Highlights

Hanalei

Hanalei recorded one single-family home sale in July at $5.3 million. With such limited monthly transaction volume, individual high-end sales can significantly influence North Shore statistics.


Princeville

Princeville recorded five single-family home sales, up from three during July 2025. The median sale price was $2.525 million, while median days on market dropped sharply to 29 days, compared with 225 days a year earlier.

Condominium activity included four sales, with a median price of approximately $1.025 million. Condo median days on market fell to 36 days, down from 112 days last


Kīlauea


Kīlauea recorded no single-family home closings during July, compared with five sales during July 2025. With the relatively small number of monthly transactions in Kīlauea, month-to-month changes can be particularly pronounced.


East Side Market

Kapaʻa and the broader Kawaihau region led Kauaʻi in single-family home activity during July. Kapaʻa recorded 10 home sales, up 25% year-over-year, with a median sale price of approximately $1.21 million, up 20%.

Condominium activity in Kapaʻa was considerably slower, with just two sales during the month and a median price of $531,000


South Shore Update

Kōloa continued to demonstrate strength at the higher end of Kauaʻi’s market. The area recorded four single-family home sales with a median sale price of approximately $3.86 million. Homes also moved considerably faster than a year ago, with a median of just 18 days on market.

Kōloa condominium activity included four sales at a median price of approximately $1.12 million, up 19% from July 2025. 


What This Means for Buyers and Sellers

For sellers, July continued to show that appropriately priced properties can attract buyers and move relatively quickly. Island-wide single-family median days on market declined 22% from last year, even though overall sales volume was unchanged.

For buyers, conditions vary considerably by location and property type. Condo pricing softened island-wide, while some single-family markets remained competitive. Looking closely at individual neighborhoods and recent comparable sales remains more useful than relying solely on island-wide averages.


Looking Ahead

As Kauaʻi moves through the second half of the year, inventory, mortgage rates, buyer confidence, and the mix of properties coming to market will continue to influence activity.

July’s results reinforce an important characteristic of Kauaʻi real estate: there is rarely one market story for the entire island. Princeville, Kapaʻa, Kōloa, Līhuʻe and other communities can move quite differently in the same month, particularly when luxury and resort-property transactions are involved.
