Kauaʻi Housing Market Update – June 2026

Kauaʻi’s housing market reflected two distinct trends during June. While well-priced single-family homes continued to attract buyers and sell quickly, the condominium market moved at a more measured pace as buyers became increasingly selective.

Island-wide, home sales declined compared to June 2025, but median home prices continued to climb, reaching $1.6 million. At the same time, homes sold faster than they did a year ago, suggesting that desirable properties remain in demand despite lower overall transaction volume.

Condominium sales also slowed, although median prices increased to $1.15 million, the highest island-wide condo median price in several years.


June 2026 Market Snapshot

Single-Family Homes

  • 29 homes sold (-34% year-over-year)

  • Median sale price: $1,600,000 (+29%)

  • Median days on market: 19 (-42%)

Condominiums

  • 19 condos sold (-17% year-over-year)

  • Median sale price: $1,150,000 (+61%)

  • Median days on market: 146 (+329%)

While fewer condominiums changed hands during June, the significant increase in median sale price reflects several higher-end sales and the relatively small number of monthly transactions that can influence Kauaʻi market statistics.


North Shore Highlights

Hanalei

Hanalei recorded six single-family home sales with a median price of $2.5 million. Condominium activity remained steady with seven sales, while two land transactions closed at a median price of $4.5 million.

Princeville

Princeville experienced three home sales during June with a median price of $2.8 million. Condominium sales remained active throughout the North Shore, continuing to attract buyers seeking resort amenities, vacation rental opportunities, and year-round island living.

Kilauea

Kilauea saw three home sales with a median price of $2.2 million. The area’s combination of larger lots, rural character, and convenient access to North Shore beaches continues to make it one of Kauaʻi’s most desirable residential communities.


East Side Market

The Kapaʻa and Kawaihau region once again recorded the island’s highest number of single-family home sales with eight transactions and a median home price of approximately $1.1 million.

Condominium activity remained steady, with median prices continuing to rise, reflecting ongoing demand for East Side properties that offer convenient access to beaches, shopping, schools, and everyday amenities.


South Shore Update

Kōloa continued to be one of Kauaʻi’s strongest luxury markets during June, recording six single-family home sales with a median price of $2.78 million. Condominium sales also remained healthy, with seven transactions and a median price of approximately $1.33 million.

The South Shore continues to benefit from year-round sunshine, resort communities, golf courses, and strong visitor demand.


What This Means for Buyers and Sellers

For sellers, June demonstrated that well-presented, competitively priced homes continue to attract buyers and often sell quickly, even as overall transaction volume has moderated.

For buyers, the market remains active but offers more opportunities to evaluate properties carefully, particularly within the condominium market where longer marketing times may provide additional negotiating flexibility.


Looking Ahead

As we move further into the summer season, inventory levels, mortgage interest rates, and buyer confidence will continue to shape market activity. Because Kauaʻi has a relatively small number of monthly sales, individual luxury transactions can have a noticeable impact on median prices from month to month. Looking beyond any single month’s statistics provides the clearest picture of the island’s long-term market trends.
