Kauaʻi Real Estate Market Update – May 2026

What buyers and sellers should know about inventory, pricing, and market trends across Kauaʻi.

The Kauaʻi housing market gained momentum in May as we moved closer to the summer season. Activity increased across much of the island, with stronger buyer engagement and faster-moving inventory in several key markets.
Island-wide, single-family home sales nearly doubled compared to May 2025, while median home prices reached one of the highest levels we’ve seen in recent months. Condominiums also showed signs of improvement, with properties selling more quickly than they did a year ago.
May 2026 Market Snapshot
Single-Family Homes
37 homes sold (+95% year-over-year)
Median sale price: $1,550,000 (+40%)
Median days on market: 29 (+61%)
Condominiums
22 condos sold (-4% year-over-year)
Median sale price: $817,500 (-7%)
Median days on market: 32 (-43%)
While condo sales volume remained relatively flat, homes and condos generally moved through the market at a healthy pace as buyers prepared for the summer season.
North Shore Highlights
Hanalei
Hanalei recorded four home sales during May with a median sales price of approximately $4.8 million. The luxury market remains active, although the limited number of available properties can cause month-to-month fluctuations.
Princeville
Princeville saw two single-family home sales with a median price of $2.61 million. On the condominium side, four units sold with a median price of approximately $1.57 million.
Kilauea
Kilauea recorded two home sales with a median price of $3.5 million, reflecting continued demand for North Shore properties offering privacy, acreage, and proximity to beaches and outdoor recreation.
East Side Market Strength
The Kapaʻa / Kawaihau area led the island in single-family home activity with 13 sales during May, a 225% increase compared to the same period last year. The median home price reached approximately $1.1 million.
This continued activity reflects strong demand for East Side communities that offer a balance of convenience, lifestyle, and relative affordability compared to some of the island’s luxury markets.
South Shore Update
Koloa remained one of Kauaʻi’s strongest markets, recording eight total sales and a median home price of approximately $2.4 million. Demand for South Shore properties continues to be supported by resort amenities, year-round sunshine, and strong visitor appeal.
What This Means for Buyers and Sellers
For sellers, May’s numbers demonstrate that well-positioned homes continue to attract strong interest, particularly in desirable North Shore and South Shore communities.
For buyers, inventory remains limited in many neighborhoods, but opportunities still exist, especially for those who are prepared and ready to act when the right property becomes available.
Looking Ahead
As we move further into the summer market, inventory levels, interest rates, and buyer confidence will continue to influence activity across the island. While monthly statistics can fluctuate due to Kauaʻi’s relatively small number of transactions, May’s results suggest a market that remains healthy, active, and supported by strong long-term demand.
